Brick, N.J., May 19, 2004 – Try to find vacant residential land in Central New Jersey these days, and chances are there will not be much to choose from. While new home development has been on the rise for many years, there is also another trend emerging in the shore area – quickly becoming known as the “tear down trend.”
Many homeowners looking to upgrade or expand to a larger home are finding it difficult to find the land to build. More and more, homeowners are now tearing down their existing house and rebuilding from the ground up on the same property.
Robert P. Martin, Owner of Dolphin Homes, LLC in Brick, New Jersey, has been in the construction business for over 20 years. He said he has seen a tremendous growth towards existing home demolition and reconstruction. In his own business, Martin said he has been “switching gears” from locating vacant land and building custom homes throughout Central and Southern New Jersey to now servicing more and more homeowners wanting tear downs on their existing households to creating more functional, accommodating homes.
“Some older houses are destined for destruction,” Martin said. “But with the land values in New Jersey soaring, homeowners are staying in their already established neighborhoods and instead creating their house into their true dream home.”
Most homes built in the 1960s or 1970s are smaller and out of date. Martin said today’s homeowners want two-story houses and more square footage. This ultimately improves property value of the rebuilt home and the surrounding neighborhood.
“Many residents are electing to tear down their existing homes and build new ones in its place because they are happy in their established community with a good school district and pleasant neighbors,” said Martin. “It makes more sense to renovate or rebuild their homes to live their longer rather than move just because the house no longer fits their lifestyle. By making a house’s space adaptable and functional, a family can reside happily in the same home for many decades.”
Traditionally, the home has always been the central location for family retreat and relaxation. While still true today, people are now investing more money and time on their home to improve their level of comfort. Recognizing this, Dolphin Homes now works with many area homeowners to develop a “tear down and “rebuild” plan that will meet their individual need by maximizing family living space that is well designed, practical and attractive.
“We have extensive experience building quality custom homes and have invaluable knowledge town zoning ordinances and restrictions,” Martin said. “This is a great benefit to clients who have a vision of their dream home and want to make it a reality on their existing property.”
He added, “If you would like to rebuild your home on the existing land, choose a builder who is experienced in this form of construction. Being confident and comfortable with your contractor is one of the most important choices you will make.”
